Right of Way Agent - 1539

Lakewood, Colorado

Job Responsibilities

  • Researches, reviews, analyze land title: identifies defects and outlines curative.*
  • Negotiates the acquisition of right-of-way and other property interests as necessary to accommodate the construction, operation, maintenance of company facilities.*
  • Negotiates property damage settlements and loss claims associated with capital projects and day to day operations necessary to maintain company facilities.*
  • Prepares right-of-way related cost estimates associated with land and right-of-way acquisition.*
  • Reviews, prepares, analyzes, interprets all Land and Right-of-Way related agreements, easements, leases, permits, and licenses.*
  • Serves as liaison between internal departments, developers, cities, counties, etc., in support of right-of-way activities.*
  • Resolves encroachments, damage claims, landowner complaints and inquiries at a minimal cost to company.*
  • Write effectively and understand written communications, including but not limited to email.
  • Develop and maintain a positive working relationship with staff, other departments and management.
  • Regularly use spreadsheets, database and word processing software, and periodically learn new programs.
  • Deal with a wide variety of people with tact, courtesy and professionalism.
  • Speak clearly, both in person and by telephone, using a high level of verbal skills and listen carefully.
  • Maintain a regular, dependable attendance and a consistently high level of performance.
  • Other daily, weekly and monthly duties as assigned.
  • May be required to work non-traditional hours as needed.
  • Maintain a high regard for personal safety, for the safety of company assets and employees, and the general public.
  • May be required to carry a company - provided cell phone/pager and be available to respond during working hours; may be required to respond during non-working hours, especially related to company emergencies.

Educational Requirements

  • High school diploma or equivalent required.
  • 3-5 years of applicable work experience specific to this field.
  • Prior experience with title research required

Job Requirements

  • Under general supervision, performs professional level work. Develops solutions requiring analysis and research. Responsible for critical work and/or complex projects performed with a broader technical and business context.
  • 3-5 years of applicable work experience specific to this field.
  • Requires technical and business knowledge in multiple disciplines/processes. Knows and applies the fundamental concepts, practices, and procedures.
  • High school diploma or equivalent required.
  • Requires working familiarity with legal easement documents and knowledge of legal descriptions.
  • Prior experience with title research required.
  • Intermediate to advanced proficiency in Microsoft applications, including but not limited to Word, Outlook, PowerPoint and Access, Excel expertise is desirable.
  • Strong analytical skills and logical thought processes, with the ability to identify and resolve complex issues/problems.
  • Ability to analyze business reporting information and recommend improvements
    Strong business systems knowledge.
  • Ability to work with a team, take general directions from several sources, focus attention on details and complete projects.
  • Ability to organize, schedule and prioritize departmental and individual work to meet various schedules and objectives.
  • Ability to communicate effectively, both verbally and in writing, including the ability to create well written financial footnotes that meet applicable disclosure requirements.
  • Ability to successfully perform the required and expected duties with minimal direct supervision.
  • Must be able to successfully perform multiple tasks with strict deadlines.
  • Ability to organize work effectively, reprioritize as new demands arise, and maintain strict confidentiality.
  • Ability to work with a team, take direction from supervisor(s), focus attention on details, follow work rules and adhere to established work schedules.
  • Position requires travel (25 o 75%)
  • Must be able to perform all essential functions of the job.
  • Must possess and maintain a valid driver’s license, and a driving record satisfactory to the company and its insurers.

Preferred Experience, Skills and Knowledge

  • Bachelor’s degree preferred, and ideally within a Land/Right of Way discipline.
  • ERP systems knowledge (specifically SAP) is helpful.
